It is best if we are involved from the initial consideration and planning stage.  We are often involved in defining and refining the scope of work as we understand the client’s goals and see the spaces we’re working with.  It not uncommon that after we have a design consultation, clients have modified their initial scope based on our recommendations on how to get the most out of their spaces and funds.

We work on a flat fee model.  The project fee is calculated based on the scope of work and level of detail involved and is unique to each project.  It includes the design phases as well as our involvement during the execution of the project.

Both! We have worked with contractors that clients have already selected for their project and we also have trusted contractors we work with often that we can recommend.  We often help clients to review bids and evaluate which contractor would be the best fit for their project.

Design Phases:

• Depending on the scope and scale of the project, the design phases last anywhere from 6 weeks to 4 months.  Our average design phase is 10-12 weeks. 

• Taking the time to plan and design thoroughly on the front end allows project execution to run more efficiently, with fewer delays, change orders, mistakes, and concessions. 

Procurement + Execution:

• Renovation projects typically take a minimum of 3 months to execute, with major renovations lasting closer to a year or more. 

• New builds typically span 1-2 years (or more), depending on size, level of customization, and pre-construction planning and prep work required.

• Procurement typically takes a minimum of 3 months as many items are made-to-order and custom.

• When we have a project with both a construction component and procurement, these two phases are happening concurrently.

Overall Project Averages (all phases):

• Furniture + Décor Only: 6 months

• Renovation: 8-12 months

• New Build: 18-24 months

If there is a procurement component to the project, we typically handle all aspects of it to ensure all comes together as intended.  In each project, there are hundreds, sometimes thousands, of details to manage in the specification and ordering process. We work with our network of trusted trade professionals and vendors to deliver complete spaces.  On a weekly basis, we are placing and tracking orders, managing damage claims, and coordinating deliveries and installations for a seamless grand reveal at the project finale.
